RESERVATION PAYMENTS: A $300 reservation down payment is due upon confirmation of the reservation. The total is due within 60 days prior to your check in date. If check in date is within 60 days, then the entire balance is due upon booking your reservation. If you have a credit card on file it will be charged automatically unless other payment arrangements are made. Please review your reservation and make sure all the information including check in and check out dates are correct. All winter monthly rentals require 50% of total balance 60 days prior to check in. If approved in advance, balance on winter monthly rentals is due 15 days after check in and is automatically charged. No exceptions.
PAYMENT TERMS: Credit Cards, Electronic Funds or Electronic Checks are accepted. We do not accept paper checks through the mail anymore. There is a $50 charge for all electronic checks not honored plus the cost of collection.
CANCELLATION POLICY: There is a $200.00 cancellation fee for any cancellation notification received more than 60 days prior to occupancy. There are no refunds if the reservation is cancelled less than 60 days prior to the arrival date. There are no refunds for any reservation with a term of 29 days or more (monthly rentals or winter rentals). Cancellations must be done in writing by fax at 888-457-7667 or by email at rentals@shoredreams.net.
TRAVEL INSURANCE: We highly recommend and encourage the purchase of Travel Insurance at the time of booking to protect your investment in your vacation. Click here for coverage details. Unfortunately, we do not offer refunds for any travel or weather related issues.
RATES: Rates, terms and applicable taxes are subject to change without notice. Shore Dreams Vacation Rentals reserves the right to move Guest up to 30 days in advance to a comparable property or refund the Guest the amount paid.
RENTAL DAMAGE WAIVER: The purchase of the non-refundable Rental Damage Waiver, instead of a Rental Damage Deposit, covers unintentional damages to the rental unit interior/exterior that may occur during your stay, provided they are disclosed to management prior to check-out. Any damages that exceed $500 will be charged to the credit card on file. Certain terms and conditions apply. This is a non-insurance program between the renter and the homeowner. This Rental Damage Waiver does not cover excessive cleaning fees, damages to golf carts or damages caused by pets. We reserve the right to charge an additional refundable damage deposit for Spring Break, large groups and other circumstances at the sole discretion of the manager on a case by case basis.
CHECK IN AND CHECK OUT: The rental period begins at 4:00 p.m. on the day of arrival and terminates at 10:00 a.m. on the day of departure (Lake house check in/outs vary) There are no early check ins or late check outs allowed during the during Spring Break or Peak Summer between Memorial and Labor Day. Early check ins or late departures will incur an extra charge of a one day rental plus tax, subject to management approval and discretion. The properties are professionally cleaned and inspected before and after each rental to ensure that all guests have a clean comfortable stay. Please be thoughtful of renters who may be checking in on the same day that you checkout. Occasionally delays may occur during peak season are due to delayed maintenance issues. There is no compensation for delayed check ins. Any forgotten guest items discovered by Shore Dreams will be taken to a local UPS store where they will contact guest and arrange return of items, this is solely at guest expense.
DAMAGE AND CLEANING ISSUES: Any damage or cleaning issues noticed upon arrival should be reported to the owner immediately. If damage or cleaning issues are not reported within 3 hours of your arrival, your credit card may be charged for the cost of the repair. All general maintenance issues should also be reported so the unit can be kept in good repair. You must contact the cleaning company to address any cleaning issues within 3 hours of your arrival. You will not incur any additional charges if the following items are adhered to:
- No damage is done to the unit or its content including the linens.
- All linens are left in the unit.
- No items are missing upon the inventory check . (This includes, but is not limited to, transferring items to other units.)
- All debris, garbage and discards are placed in proper containers and removed from unit.
- All soiled dishes are placed in the dishwasher and dishwasher is run prior to departing.
- There was no exceeding the maximum occupancy of the unit.
- There was no smoking or evidence of smoking in a designated non-smoking unit.
- Unit is left in neat condition.
- Pet friendly units show no sign of pet smell, stains, damage or excessive cleaning needed.
Please note that as Georgia is a southern State and Florida is a tropical State, insects such as ants and the like are occasionally inevitable, and are not cause for complaint. The vacation property is treated periodically as part of a pest and termite control program, and is cleaned after each rental.
If the Unit sustains a failure of a system or amenity, (at the time of or during the tenancy) including, but not limited to, water, sewer, septic, heating, electrical, elevators, mechanical, ventilating, structural systems, pool, hot tub, whirlpool tub, entertainment equipment, Internet or Internet access or other facilities or major appliances, Manager shall promptly repair in a commercially reasonable manner and time such system or amenity upon receipt of notification from Guest that repairs are needed. Guest agrees to permit Agent or its service staff to have reasonable access to the Unit to inspect and make such repair in a commercially reasonable manner and time. Neither Owner nor Manager shall be liable to Guest for damages and no refunds will be given for such temporary failure. In the event that the unit is for sale, Guest will allow reasonable access to an agent to show the unit if at all necessary during Guest's stay.
AFTER HOURS EMERGENCIES: After hours emergencies include no electricity, no water, no heat (in winter), no air conditioning (in summer), no working toilet, refrigerator not working, broken or non-working door, keys or window lock. You can call our Guest Services Emergency Hotline 24/7 at 855-550-8005 press 5. If there is a fire, flood or medical emergency, call 911 before calling Shore Dreams.
UNIT ITEMS: All of our Units are individually owned. These Units are not part of a hotel and don't offer daily maid service, extra sheets or towels or room transfers or 'upgrades'. Unit items such as utensils, dishes and decorative linens are provided by the owner and the condition is not guaranteed. Manager will make commercially reasonable efforts to provide the basic items, however specialty items not provided by the homeowner will be the responsibility of the Guest.
NO SMOKING: Smoking is not allowed in any of our units. Smoking is not allowed outside by any open window/door. Smoking is permitted on balconies as long as the doors and windows are closed. Smoking inside a unit will be a $250.00 fee.
SEVERE WEATHER: We do not refund rents or payments lost due to cancelled or shortened stays because of weather. Departures due to inclement weather do no warrant refund of rent or payments. We suggest Rental Guardian Vacation Travel Insurance during the hurricane seasons and offer the purchase of travel insurance at the time of booking or a few weeks prior to your check in date.
PET POLICIES: Strictly enforced (Allowed in Pet Friendly Units Only): There is a maximum of two pets per reservation allowed in each unit unless otherwise approved by management. The discovery of any unreported pet/pets after check in will result in a penalty fee of $250 per unreported pet. Guest pets must be treated for fleas and ticks prior to arrival. Guests must pick up after pets and tightly tie the remnants in a plastic bag if staying in a Pet Friendly Unit. Pets are not allowed on the furniture and all pet hair must be cleaned up prior to departure. A $250 fee will be charged if there is any report of pet hair on bedding and sofas, urine or feces left at unit. Guest pets must be leashed at all times when outside of the unit and under no circumstances are Guest pets allowed on the beach. The violation of any terms of this pet policy subjects the guest to additional fines or termination of the rental period. Guest pet policies and unit availability are subject to change per county and association rules and regulations at any time.
If there is evidence of any kind of pet in a property where no pets are allowed or on the premises, a damage charge will be incurred, and you will be asked to board your pet. We will be pleased to recommend boarding facilities for your pet if necessary. SERVICE ANIMALS - Shore Dreams Vacation Rentals, LLC is committed to providing reasonable accommodation to protect the rights of guests with disabilities which include bringing service animals or emotional support animals under the terms of The Fair Housing Amendments Act of 1988, Section 504 of the Rehabilitation Act of 1973, and Title II of the Americans with Disabilities Act. If a guest needs a service animal or emotional support animal to ease the symptoms of a disability (as defined under the above Acts), he or she should request a reasonable accommodation, in writing, from Shore Dreams at the time of their reservation or as soon as possible. Guest may also include a note from his or her service provider, such as a doctor or therapist, verifying the need for the support animal. Guests need not disclose the details of their disability, nor provide a detailed medical history.
COMMUNITY RULES: Guest agrees to abide by rules of the community. These may be posted in the unit or at the community pool or office. These rules may change from time to time.
FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance payment and/or rental money and the party will not be permitted to check-in or will be asked to vacate the premises immediately.
GUEST assures Shore Dreams Vacation Rentals, LLC that the guests will observe all conditions and terms of this agreement as to maintaining the rental in good order and appearance and will conduct themselves in a manner inoffensive to neighbors.
GUEST assures Shore Dreams Vacation Rentals, LLC that any guest who violates any of the terms of this Agreement shall be immediately denied occupancy and shall remedy any damages or other expenses, which are caused by the guest and/or the guest's guest(s). At any time before, during, or after your stay, your information may be shared with www.guestchecker.com.
GUEST agrees that any guest who is found using drugs or allows others to use drugs on the premises will be immediately denied continued occupancy at these premises.
GUEST and/or their guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordinance, nor commit waste or nuisance on or about the premises.
GUEST agrees that during the term of this agreement and such further time as he/she occupies the premises, he/she will keep the rental clean and free of trash, garbage, and other waste; and all pipes, wires, glass, plumbing and other equipment and fixtures in the same condition as at the beginning of, or items that may be put in the unit during the term of the agreement, reasonable wear and tear or damage by unavoidable fire and casualty is the only exception.
GUEST agrees to indemnify and save Shore Dreams Vacation Rentals, LLC harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the premises by the GUEST, their guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the premises. Shore Dreams Vacation Rentals, LLC accepts no responsibility or liability for any loss or damage or alteration to the terms of your reservation caused by events beyond our control, including but not restricted to war, terrorist activity, civil commotion, illness, flight delays, or cancellations, airport closures, loss of luggage, adverse weather conditions, fire flood, or industrial dispute. Shore Dreams Vacation Rentals, LLC cannot accept any liability for failure of public supplies such as water, electricity, Internet or breakdown of the air conditioning system. Nor for the consequences of the action or omissions of persons who may control or supply main services, or any actions taken in the vicinity of the property reserved, by any authority over which there is no control.
GUEST agrees that if, during a guest’s stay, a member of the party becomes seriously ill with a communicable illness, such as Covid-19, guest is requested to voluntarily notify Shore Dreams management of the illness, whether diagnosed or undiagnosed. This voluntary notification will provide the opportunity to arrange for further sanitizing of the home. Guests are also requested to voluntarily notify Shore Dreams management if a member of their party scheduled to arrive in the home has been diagnosed with Covid 19 within 14 days prior to the guest’s arrival date.
Shore Dreams Vacation Rentals, LLC cannot accept any liability for your personal safety during your vacation. It is particularly important that children are supervised at all times in and outside the vacation property. Shore Dreams Vacation Rentals, LLC assumes no responsibility for accidents. You are reminded to exercise care as to your personal safety, and the safety of your companions. Whenever possible, valuables should be left secure and out of sight.
CREDIT CARD AUTHORIZATION: I understand and consent to the use of the credit card provided without original signature on the charge slip, that an email of this agreement will serve as an original, and that this Credit Card Authorization cannot be revoked and will not terminate until 90 days after the rental is vacated. Additional charges may include: unauthorized long distance telephone and satellite TV charges; excessive cleaning fees; damages beyond normal wear and tear and unreturned keys. Attempts to circumvent our policies by filing a chargeback with your credit card company will result in an additional $200 billed to your credit card to cover our time in disputing these actions. All charges not covered under the Rental Damage Waiver may be included.
